Due to the extreme changes in climate in the Boise area, homes should be inspected on a regular basis. Around the valley we experience high temperatures in the summer and low temperatures in the winter. This causes your home to expand and contract. Home Buyers Inspection - This the most common type of inspection used in the Boise area and is for anybody buying a home. You will want to choose this inspection if you are buying a new construction home, or an older home. Both types of homes can have issues, and it is a good idea to have the home thoroughly inspected prior to purchasing the home. The inspection covers all areas of the home. Top to bottom, inside and out.
Builder Warranty Inspection - In the Boise and Meridian area homes are being built everywhere. Almost all of your builders in the valley offer a 1 year warranty. What is covered in the warranty is not the same for each builder. If you are coming up on your 1 year warranty, this is the inspection for you. This inspection is just as thorough as the Home Buyers Inspection. The reason for this is, you should know the condition of your home whether it is covered by your warranty or not.
Pre-Listing Inspection - Competition is fierce in the Boise housing market. If you want to sell your home faster than the home down the street, then this is the inspection for you. By having a Pre-Listing Inspection, you are able to take care of anything that could delay the sale of your home. Also, buyers can see that any issues were taken care of and it really gives them a great feeling knowing that the seller cared enough to address problems before they arrived.
4-Point Inspection - This type of inspection is offered for home owners trying to insure their home. Some insurance companies will require an inspection for home over 30 years old. The roof, electrical, plumbing and HVAC system will all be visually inspected and reported on. Insurance companies want to know the current condition, age and expected remaining service life of the areas covered in the inspection.
Home Owners Inspection - Have you been living in your home for a few years now? When was the last time you had an inspection? If it has been over a couple years, you should really choose this inspection. Many areas of the home are overlooked, or hard to get to. Ignoring these areas could cost you down the road, or even tomorrow. Choose this inspection if you would like to have all components of your home inspected. A small leak today, could end up costing you thousands of dollars.
Spot Inspection - What's in your crawlspace? What's in your attic? If you are unsure what is there, then this is the inspection for you. You can choose to have a Spot Inspection if you want a specific area or two inspected. This is a really good inspection for after winter, especially if it is a hard winter. If it has been a while since you had an inspection, you should get the Home Owners Inspection, but the Spot Inspection can get some areas inspected without coming out of pocket all at once. You could even have an area inspected every couple months and by the end of the year you will have all areas inspected.
